Published New Zealand guides mostly put a full bathroom renovation at about $20,000 to $45,000 in 2026. A cosmetic refresh can cost from roughly $5,000 to $15,000, and high-end rebuilds with wet-room showers and premium finishes run to $65,000 or more. These are indicative figures from Canstar, Trade Me and renovation companies, and real quotes vary with your home, region and scope.
The biggest swing factors are whether plumbing moves, whether the shower is tiled, and what is hiding behind the walls. This guide shows the ranges by source, a cost breakdown by trade and item, what pushes the price up, the consent and licensing rules, and how to compare quotes.

Bathroom renovation cost in NZ: budget, mid-range and high-end
No single official price list exists, so the sources below are shown side by side. Each is a published guide, not a quote, and each defines "budget" differently.
| Source | What it says |
|---|---|
| Canstar (Dec 2024) | $15,000 to $45,000+; typical about $20,000 for a 9–12m² bathroom |
| Trade Me guide | DIY or quick refresh $5,000–$20,000; budget $20,000–$36,000; mid-range $39,000–$65,000; premium $65,000+ |
| Pzazz Building report (via a Nuovo Group release, Jun 2024) | Simple $19,000–$22,000; mid-range $26,000–$30,000; larger or high-end $35,000+ |
| Superior Renovations (Auckland, updated Oct 2026) | Budget refresh $8,000–$15,000; mid-range $20,000–$35,000; luxury $35,000–$65,000+ |
| Refresh Renovations | Its own projects from about $20,000 to upwards of $90,000 (indicative) |
Reading across them, a rough guide looks like this:
- Budget refresh (about $5,000 to $15,000): new vanity, tapware, paint and minor tiling, with plumbing and layout left alone. Superior Renovations describes its refresh tier as like-for-like fixture swaps with existing plumbing kept.
- Mid-range (about $20,000 to $40,000): a full strip-out, new waterproofing, plumbing, electrical, tiling and mid-priced fixtures. Superior Renovations puts a full renovation of a small 5–7m² bathroom at $20,000 to $30,000.
- High-end ($45,000 and up): premium tiles, custom cabinetry, wet-room showers and layout changes. Superior Renovations quotes $35,000 to $65,000+ for custom luxury work, and Trade Me lists premium at $65,000+.
Canstar suggests budgeting 2% to 3% of your home's value for a bathroom. Auckland runs higher: Superior Renovations says its Auckland mid-range band is $20,000 to $35,000, against $18,000 to $26,000 nationally. Local bathroom renovators in Auckland can tell you what your suburb costs.
Bathroom renovation cost breakdown by trade and item
Itemised NZ figures are rare. The only published breakdown available is from Superior Renovations' 2026 Auckland guide, so treat these as one company's estimates for a mid-range job, not a market average.
| Item | Mid-range estimate (Superior Renovations, Auckland) |
|---|---|
| Labour, all trades | $8,000–$12,000 (it says 40–50% of the total) |
| Materials (tiles, GIB, adhesive) | $4,000–$8,000 |
| Fixtures (shower, toilet, vanity) | $3,000–$6,000 |
| Plumbing | $2,000–$3,000 |
| Electrical | $1,000–$2,000 |
| Waterproofing | $500–$1,000 (shower area only $400–$600) |
| Painting and plastering | $1,500–$2,500 |
Line items do not add up neatly, because trades overlap and the source gives ranges. Use them to sense-check a quote, not to build one.
Individual items from the same source:
- Demolition: removing an old shower unit $150–$250; hauling away debris $250–$500. It gives no whole-bathroom demolition figure.
- Tiles (materials per m²): ceramic $30–$50, porcelain $50–$100, natural stone $80–$150. Canstar calls tiles one of the biggest expenses.
- Shower: acrylic unit $900–$2,000; hinged glass door $800–$1,500; a full tiled shower $2,000–$9,500 including prep and removal.
- Ventilation: an extractor fan costs about $200 for the fan alone. Installation is extra, and an electrician must do the wiring.
Cost to install a new bathroom vanity
Superior Renovations lists vanity unit prices at $200–$500 for laminate, $500–$1,500 for a mid-range floating vanity, $1,000–$3,000 for solid timber and $2,000–$3,000 for a luxury floating vanity. These are product prices. Fitting and connecting the taps and waste is plumber labour, so ask for it as a separate line.
What pushes a bathroom renovation price up
These are the cost drivers the sources agree on.
- Moving plumbing. Canstar says moving plumbing points adds labour costs. Superior Renovations puts plumbing relocation at $1,000 to $5,000 extra. Trade Me's advice is to avoid moving plumbing or electrical work where you can.
- A tiled wet-area shower. Auckland Council guidance says installing one needs a building consent, because it involves carpentry and waterproof membranes. Superior Renovations adds that wet rooms and layout changes bring engineering and 1 to 3 more weeks.
- Older homes and hidden damage. Superior Renovations recommends a 15% to 20% contingency for older Auckland homes. Trade Me suggests holding 15%. Rotten framing or failed waterproofing only shows once the walls are open.
- Asbestos in pre-2000 homes. WorkSafe says homes built before 1 January 2000 may contain asbestos, and you cannot tell by looking, only by testing a sample. Wet-area lining backing is among the places WorkSafe flags. Test before demolition, not after. You can find asbestos testing providers on GetListed. Refresh Renovations lists one 8m² bathroom with asbestos and underlying damage at $36,000 (May 2022).
- Premium finishes. Canstar notes a stone bath can cost $10,000 on its own, and feature tiles add cost without adding much value.
- Where you live. Superior Renovations quotes Auckland labour at $120–$150 an hour against $70–$100 nationally. Apartments can add handling costs for moving materials and waste.
Building consent and licensed trades for bathroom work
When you need a building consent
Schedule 1 of the Building Act exempts some low-risk work, including repairing or replacing a building element with a comparable one in the same position. Everything must still meet the Building Code. Auckland Council guidance, republished by PlaceMakers (July 2024), gives these examples.
| Usually no consent | Consent likely needed |
|---|---|
| Repairing or replacing an existing sanitary fixture such as a toilet pan | Installing a tiled wet-area shower |
| Repositioning or replacing fixtures within an existing bathroom | Adding a shower, basin or toilet to an ensuite where none existed |
| Replacing a bath with a shower over it with a proprietary shower enclosure and new bath in the same space | Plumbing work that could affect floor joists or wall framing |
| Moving a vanity, bath or shower in a multi-level apartment (fire separations) |
Plumbing and drainage work is only exempt if an authorised person does it. Your council makes the final call for your property, so ask before you start. Superior Renovations puts consent fees at $500 to $2,500, plus roughly 1 to 4 weeks.
Plumbers, electricians and LBPs
- Plumbers: authorised persons are certifying plumbers and drainlayers, or provisional licence holders and trainees working under their supervision. Check the licence on the Plumbers, Gasfitters and Drainlayers Board register. Browse plumbers on GetListed.
- Electricians: WorkSafe says homeowners may do only limited electrical work, such as replacing switches, socket outlets and light fittings in a home they own and live in. New circuits, fans and heated towel rails need a registered electrician.
- Licensed Building Practitioners (LBPs): restricted building work covers a home's structure and weathertightness. Structural changes need an LBP, so look for licensed builders for layout changes. A Mitre10 trade update (23 July 2026) says the Government is progressing a new LBP waterproofing class, but timing and scope are not final. Ask any waterproofer about their training and for photos of the membrane before tiling.
How long a bathroom renovation takes and how to compare quotes
Timelines
Canstar says to allow three to four weeks for a fully renovated bathroom. Superior Renovations' Auckland estimates are 3 to 7 days for a budget refresh, 3 to 4 weeks for mid-range, and 4 to 8+ weeks for luxury or structural work. It also notes tradies may be 1 to 2 weeks from starting, and consent adds time.
Comparing quotes
Get at least three itemised quotes. Trade Me's guide advises taking fixed-price quotes over estimates and removing PC sums (provisional allowances), which let the final price float. Use this checklist:
| Check | Why it matters |
|---|---|
| Fixed price or estimate | Fixed prices cap your risk |
| PC sums listed | Tiles, vanity and tapware allowances often come in low |
| Waterproofing, tiling and plumbing itemised | Lets you compare like with like |
| Consent responsibility | Who applies, and who pays the fees |
| Asbestos and hidden-damage plan | Avoids surprise variations |
| Licences and certificates | Plumber authorisation, electrical sign-off |
| Contract reviewed | Trade Me advises having a lawyer check it |

Frequently asked questions
How much does a bathroom renovation cost in Auckland?
Superior Renovations' 2026 guide puts Auckland mid-range renovations at $20,000 to $35,000 and luxury work at $35,000 to $65,000+. Budget refreshes are $8,000 to $15,000. These are one company's figures, so get several quotes for any bathroom renovation in Auckland.
How much does it cost to install a new bathroom vanity?
Vanity units range from about $200 for laminate to $3,000 for luxury floating or solid timber, based on Superior Renovations' 2026 guide. Plumber labour for fitting is extra and varies by plumber and region. Ask for it as a separate line item.
Do I need a building consent to renovate a bathroom?
Not always. Auckland Council guidance says repositioning or replacing fixtures within an existing bathroom usually needs no consent, but a tiled wet-area shower or adding fixtures to an ensuite does. Plumbing work must be done by an authorised person to be exempt, so confirm with your council first.
What is a realistic bathroom remodel cost for a small bathroom?
Superior Renovations puts a full renovation of a 5–7m² bathroom at $20,000 to $30,000 in Auckland. It notes small bathrooms cost nearly as much as larger ones because trade costs are mostly fixed. Canstar's typical figure is about $20,000 for a 9–12m² bathroom.
How long does a bathroom renovation take?
Allow about three to four weeks for a full renovation, according to Canstar. Simple refreshes can take under a week, while structural or luxury projects can run past eight weeks. Waiting for consent or a tradie's start date can add more.
